Numerous Gorgeous Lakes and Location, are two of many reasons, this neighborhood remains desirable. The neighborhood has seen a slight decline in Market Values when compared to 2009 year end average sales price of 68.89/SF. This decrease can be related to a number of foreclosures/Short Sales that have recently washed out of the market, as well as competitive pricing of new construction builder pricing. I expect to see an increase in sales prices in the near future. For now, lower prices mean that it might be the best time to make that purchase.
Market activity for April 2011 in Memorial Northwest shows that 1 Home sold with a sales price of $173,000. ($50.81SF) and structure size of 3405sf. 7 Homes are currently pending and the sales information will be available once they close. Homes are selling at 97% LP/SP Overall time on the market is just under 2 months, with well priced properties moving more rapidly.
There are currently 25 homes for sale in Spring Lakes. If you’re interested in buying or selling a home in the neighborhood or the area in general, call Kimberly Whaley (832-576-4902) or email (firstname.lastname@example.org)
