Q1 2012 Market Update: Huntwick Forest in Northwest Houston, Texas

The Huntwick Forest subdivision is located in Northwest Houston Texas.(77069) Just off West of 45, at 1960 and Champion Forest Drive.

Residents can easily access downtown Houston, Bush Intercontinental Airport, shopping, entertainment, and sports venues.

Community amenities include The Huntwick Racquet Club, playgrounds, picnic areas, basketball court, ball field, and swimming pool.

Community sponsored events include an annual all-day Memorial Day festival, 4th of July and Labor Day celebrations, Easter Egg Hunt, Halloween and Christmas parties for the children, Octoberfest, Crawfish boils, Road rallies, Super Bowl parties, Youth trips, Pool parties and Pool Side Suppers, Polar Bar Splash, Mardi Gras Parade, Splash Day, Yoga, Bingo, Parents Night Out, Pub Crawl

The tax rate, Amenities, large lots and location are only a few reasons why this neighborhood remains desirable; however the neighborhood has seen a slight decline in sales prices when compared to 2011 year end average sales price of 66.80/SF. Statistically I see no reason for the decrease in sales prices with few foreclosures in the neighborhood. This could just be a temporary dip and we may see improvement in values in the near future. For now, lower prices mean that it might be the best time to make that purchase.

Market activity in Huntwick Forest for Q1 2012 shows that 16 Homes sold with an average sales price of $59.37/SF. and an average structure size of 3121/SF. The average home sold at 92% of LP/SP (list price per square foot), with an average time on the market of just under 3 months. There are currently 6 homes pending. Sales information for pending properties will be available once they close.
