Q1 2012 Market Update: Spring Trails in Spring Texas

Spring Trails subdivision is located in Spring Texas. East of I-45 on Riley Fuzzell at Spring Trails Ridge.

Just minutes from Old Town Spring, residents can easily access downtown Houston, Bush Intercontinental Airport, shopping, entertainment, and sports venues.

There are currently 1762 Homes in the Spring Trails neighborhood (and still growing). This Master Planned Community Amenities feature a 10 mile hike and bike trail, recreation center, 2 swimming pools, a cabana 2 playground, Tennis courts and Basketball court.

Spring Trails is in the Conroe School district and feeds to the following schools: Elementary: Broadway Middle: Vogel/York High: Oak Ridge

Spring Trails Tax rate is 3.19%. Home Owner Association dues are $700. Annually

Location, Location, Location….nature at its finest, is one of many reasons this neighborhood remains very desirable, and has understandably remained unaffected by the current housing market. However the neighborhood saw a very small decline in sales pricing in the first quarter of 2012 when compared with the 2011 year-end average sales price of $84.34/SF, most likely attributable to competitive builder pricing.

Market activity in Spring Trails for the first quarter of 2012 shows that 35 Homes sold with an average sales price of $82.43/SF. and an average structure size of 25.59/SF. The average home sold at 96% of LP/SP (list price per square foot), with an average time on the market of just over 3 months. There are currently 18 homes pending. Sales information for pending properties will be available once they close.

***If you are considering a new construction home, I highly recommend you take a take a Realtor with you that knows how to negotiate builder pricing, to represent your interest in the transaction. Statistically buyers who work with a Realtor when purchasing a new home get a better deal. Don’t forget that the Sales counselors work for the builders and their job is to sell you a home for highest price they can.
