Q1 2012 Market Update: Thicket at Cypresswood in Spring Texas

The Thicket at Cypresswood subdivision is located in Spring Texas. Just west of I-45 access via Cypresswood or Louetta at Mirror Lake Drive.

Residents have the convenient access to shopping, dining, entertainment, and major roads and highways (approx 1.5 miles to I-45),

There are currently 147 homes in The Thicket at Cypresswood neighborhood Community Amenities include a club house, tennis courts and an Olympic size swimming pool.

The Thicket at Cypresswood   is in the Klein School District and feeds to the following schools: Elementary: Haude Middle: Strack High: Klein Collins

Thicket at Cypresswood   Tax rate is 2.61%. HOA fees are approx 650. Annually

Location, Location, Location…, and School district are a couple of reasons why this neighborhood remains very desirable, and has understandably remained unaffected by the overall housing market. However the sales prices in the first quarter of 2012 showed a substantial decline when compared to the 2011 year-end average sales prices of 77.02/SF. The price dip can be attributed to 2 of the 4 homes that sold, being Foreclosure/Corporate listings.

Market activity in The Thicket for the first quarter of 2012 shows that 4 Homes sold with an average sales price of $65.61/SF. and an average structure size of 3731/SF. The average home sold at 96% of LP/SP (list price per square foot), with an average time on the market of just over 1 month. There is currently 1 home pending. Sales information for pending properties will be available once they close.
